Inventory shrinking, sales rising, prices stabilizing in some Northwest Multiple Listing Service areas

NEW FIRST TIME HOMEBUYER TAX Credit. Congress recently amended the first-time homebuyer tax credit to make it more attractive to buy a home now. Most significantly, it removed the requirement that the tax credit be repaid over 15 years and increased the tax credit to $8,000. Now a first-time homebuyer can receive a refundable tax credit for 10% of the purchase price of the home up to $8,000. If the homebuyer does not have $8,000 in taxes for 2009, the difference will be paid to the homebuyer in the form of a check from the government. If the taxpayer has no federal income tax due in 2009, the government will send him or her an $8,000 check upon the filing of a tax return. The tax credit is not subject to repayment unless the homebuyer sells the home or ceases to use it as a primary residence within 36 months of purchase. To be eligible, the homebuyer must not have owned an interest in a principal residence within the three years prior to the purchase. In the case of a married couple, neither spouse may have owned an interest in a residence within the three-year period. If unmarried persons buy a personal residence together they will share the tax credit in proportion to their ownership interest. The tax credit phases out for high income taxpayers - between $75,000 and $95,000 of adjusted gross income for individuals and between $150,000 and $170,000 for married persons filing jointly. The tax credit is only available for purchases of personal residences which close before December 1, 2009.
